We are looking for a dynamic, energetic professional who has experience in building, construction, and maintenance. Legacy Home Maintenance is a subsidiary company of SAGA Construction. The Legacy Home Maintenance General Manager is tasked with leading a skilled maintenance team responsible for repair of electrical; plumbing; heating, ventilation, and air conditioning (HVAC); carpentry; painting; and other building systems. Legacy services SAGA owned and other residential, multifamily, and commercial properties from Corolla to Hatteras Island. Requirements: What you would do for us in creating this experience: - Evaluates systems or facilities to determine maintenance or repairs that need to be performed. - Works with maintenance coordinator to plan work priorities, assignment of team members, obtain necessary supplies, and assess skills needed to complete tasks. - Solicits new clients from residential to commercial contacts to expand portfolio. - Works with new clients to review, prepare estimates and present proposals to complete work. - Coordinates with local skilled trades to secure preferred billing for services such as HVAC, plumbing and electrical. - Plans and executes daily briefings with team members to discuss work assignments; delegates assignments based on team members' skills and experience. - Ensures maintenance and repair work is completely safely, effectively, and in a timely manner. - Assists team members with technical issues or advanced problems with given assignments. - Inspects work performed by team members. - Tracks and logs workers' time, materials, and other resources used for inventory purposes. - Works with maintenance coordinator to coordinate topics for safety meetings. - Ensures billing and invoicing is correct before presentation to clients. - Monitors monthly expenses and prepares forecast and budget for review. - Performs other related duties as assigned. As part of our key leadership team, you would: - Oversee work of maintenance team employees. - Address minor discipline problems with team members. - Assist with the planning and preparation of training and orientation for new maintenance team members. - Work with HR on ongoing recruitment as needed. What you can bring to us: - Overall knowledge of building systems such as plumbing, electrical, and HVAC. - Prior experience in construction or renovation. - Strong supervisory and leadership skills. - Excellent analytical and problem-solving skills. - Sales and negotiation skills. - Ability to contribute and collaborate with other departments in a team environment. - Ability to prioritize tasks and to delegate them when appropriate. - Ability to identify issues and to determine repairs that are needed. - Ability to prepare a cost estimate for work requested. - Ability to plan maintenance schedules for building systems. - Proficient with Microsoft Office Suite or related software as needed to complete reports, logs, and inventory. Education & Experience: - High school diploma or equivalent required. - At least five years of maintenance or construction experience required. - A minimum of 3-4 years proven leadership experience. Physical requirements: - Prolonged periods sitting at a desk and working on a computer. - Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance in all kinds of weather. - Must be physically able to perform repairs when needed. - Must be able to lift 50 pounds at a time.
