Job Description Summary/Objective Responsibilities of the Facilities Engineer, Electrician will often cover several departments, as well as central services that link to all the teams in one of our high profile clients. In smaller sites, duties may include more practical and hands-on tasks. Essential Functions Operations: 1. Ensure customer satisfaction with Integrated Facilities Management (IFM) and Engineering by providing a seamless interface into the facilities organization. 2. Bring personal and industry-specific innovation at the site level with integrated services and vendor performance to ensure continuous improvement. 3. Read and record operational data for systems and equipment and set/adjust plant and equipment operating parameters. Vendor Performance: 1. Direct supervision of assigned Flagship personnel and vendor activities for services employed at the property level including day to day management of issues as they arise; i.e., cleaning, landscaping, operations, and maintenance issues. 2. Consultation and collaboration with vendor partners to ensure all are complying with scope of work and obligations per contracts and service agreements. 3. Supervise contracted services for electrical system design and installation ensuring compliance to all governmental (county, state, and federal) regulations and industry best practices. Project Management: 1. Support local and corporate leadership in the implementation of short and long-term operational projects for the site and provide management for scope changes and one-off projects, review / get approval and also forward for exception changes for approval to corporate facilities management. 2. Preparing documents to put out tenders for contractors and calculate/comparing costs for required goods or services to achieve maximum value for money. 3. Project management, supervision, and coordinating work of contractors to manage regulatory and code compliance as required by site, local, state, federal jurisdictions. Corrective and Preventative Maintenance: 1. Administer to the development of predictive, preventive, and reliability centered maintenance programs, including maintenance check sheets, maintenance logic decision trees, and predictive maintenance techniques along with related engineering analyses. 2. Develop and update preventive maintenance schedules / procedures and plant operation troubleshooting guides to include requirements such as LOTO, Arc Flash, OSHA compliance, and company policies and procedures. 3. Install, maintain, troubleshoot, and replace electrical systems or equipment that operate in all site voltages; both AC and DC. Diagnose operational problems, control and equipment malfunctions and initiate corrective action. Detect faulty operations, defective equipment and report document those and any other unusual situations to management. Knowledge and Skills 1. Knowledge of National Electrical and Local Codes and Safety Regulations. 2. Knowledge of equipment, controls, building automation maintenance and computerized maintenance Management Systems (CMMS). 3. Knowledge of Plan On CMMS. 4. Previous experience managing vendors, preparing budgets and capital plans. 5. Technical disciplines in Plant Operations, HVAC, Electrical, Plumbing and Carpentry. 6. Ability to read and interpret blue prints, schematic drawings and technical manuals. 7. Ability to prepare operating budgets and capital plans. 8. Proficient verbal and written communication skills. 9. Excellent customer service skills. Education and Work Experience 1. Graduate from 24-year technical college or university with HVAC or Electrical discipline 2. 3-7 years experience as a Journeyman Electrician or HVAC Technician 3. Candidates with certificates in multi trade building repair disciplines will be considered with a minimum of 4 years related experience. Work Environment 1. Small-to-large multi-site office environment. 2. Safety glasses required while performing certain tasks. 3. Fast paced office environment. 4. The noise level in the work environment is usually moderate. 5. Exposed to a combination of normal office type environments and shop environments. 6. Regularly exposed to dust, odors, oil, fumes and noise. 7. Ability to climb in overhead structures, to work beneath machines and in close quarters performing analysis and repair work. 8. Must be highly safety conscious at all times. 9. Exposed to high voltage electricity.

Physical requirements include stooping, standing, climbing and occasional lifting of a minimum of 40 lbs. of office or facilities equipment. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
