Chesapeake - Virginia - United States of America, Norfolk - Virginia - United States of America, Virginia Beach - Virginia - United States of America JOB SUMMARY Drive operations productivity/improvement across Client Care leadership to produce a strategic resource for CBRE. Plans and manages operations and administrative support for a corporate business function or unit. Manages and oversees budgeting, process improvement, HR activities, communications, controls for specialized software and other functions enabling the department or business unit to meet objectives in an effective and efficient manner. *Moderate travel may be required to be effective in this role. (Possibly up to 10%) EESSENTIAL DUTIES AND RESPONSIBILITIES --- Oversee work order repair and maintenance for service of all HVAC and Refrigeration systems --- Lead a team of Facilities Managers, Coordinators, and Trade Specialists responsible for the successful execution of work orders assigned to CBRE --- Document workflow process related to planning, scheduling, and completing work orders --- Manage outside service providers to provide repair and maintenance services, including direction of labor in response to work volume changes and deadlines --- Acts as key financial and logistical liaison and/or resource between management to either: an LMA (Local Market Area), business unit, large department or work group. Works with management team(s) to identify, develop and implement strategic plans to achieve goals. Implements actions for improvement and practical solutions as approved by management. --- Oversee connectivity to other non-sales departments (Operations, Finance, HR, Legal, Procurement, Risk, etc.)--- Develop a set of operating principles and processes to guide our teams. Leads and facilitates communication of best practices, policies, procedures and initiatives to support team operations. Ensures shared knowledge to implement process improvements. Facilitates process improvement by engaging appropriate resources in issue identification and resolution. --- Facilitate/organize strategic planning process and outputs and partners with leadership to develop department initiatives. --- Responsible for internal communications, meetings, and managing connectivity between various departments. --- Oversee employee and team development and process improvement around: Recognition programs, onboarding, training, succession planning, compensation programs and practices; employee/team performance; and recruitment/talent management. --- Develop, manage, and champion process improvements to evaluate opportunities for centralization, outsourcing, new tools, and procedures --- Responsible for OpEx and CapEx ownership including request reviews, ensuring alignment, and tracking progress and spend. SUPERVISORY RESPONSIBILITIES Manages the planning, organization, and controls for a major functional area or department.
May be responsible for a mix of direct and matrix reports.
Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.
Effectively recommends same for direct reports to next level management for review and approval.
Monitors appropriate staffing levels and reports on utilization and deployment of human resources.
Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention.
Leads by example and models' behaviors that are consistent with the company's values QUALIFICATIONS EDUCATION and EXPERIENCE Bachelor's Degree (BA/BS) or equivalent from four-year college or university or Technical Degree from a two-year trade school.
Minimum eight (8) years direct operations and maintenance experience in commercial or institutional HVAC systems required.
Minimum three (3) years experience managing Opex budgets and reporting required. (Opex/Capex)
Minimum three (3) years supervisory experience in facilities required OR an equivalent if relevant Education and/ or Experience CERTIFICATES and/or LICENSES = None COMMUNICATION SKILLS Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action. FINANCIAL KNOWLEDGE Requires in-depth knowledge of financial terms and principles.
Reviews complex financial/business analysis and reports prepared by subordinates.
Ability to analyze the most complex business/financial data and develop innovative solutions.
Develops and implements financial policies and procedures. Approves and oversees department budget. REASONING ABILITY Ability to solve advanced problems and deal with a variety of options in complex situations.
Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment.
Draws upon the analysis of others and makes recommendations that have a direct impact on the company. OTHER SKILLS and/or ABILITIES Strong focus on project planning and execution within time and budget constraints.
Adept at problem solving and decision making.
Advanced skills with Microsoft Office software (Excel, Word, PowerPoint and Outlook).
Moderate travel may be required to be effective in this role.
